{"id":1927,"date":"2020-02-04T18:41:28","date_gmt":"2020-02-04T18:41:28","guid":{"rendered":"https:\/\/ciemcq.com\/centris-residential-sales-statistics-2019-review-eastern-townships\/"},"modified":"2023-06-21T20:44:06","modified_gmt":"2023-06-21T20:44:06","slug":"centris-residential-sales-statistics-2019-review-eastern-townships","status":"publish","type":"post","link":"https:\/\/ciemcq.com\/en\/centris-residential-sales-statistics-2019-review-eastern-townships\/","title":{"rendered":"Centris Residential Sales Statistics &#8211; 2019 Review &#8211; Eastern Townships"},"content":{"rendered":"\n<p>Despite sustained activity in 2019, Sherbrooke&#8217;s market is only gradually recovering Sherbrooke, January 31, 2020 &#8211; The APCIQ, in conjunction with the Chambre immobili\u00e8re de l&#8217;Estrie et du Centre du Qu\u00e9bec, has just published the latest statistics on the residential real estate market in the census metropolitan area. <a href=\"https:\/\/com.apciq.ca\/sam\/pdf\/bar\/2019\/201904-bar-sherbrooke.pdf#page=5\"><u>(CMA) of Sherbrooke<\/u><\/a>, based on the provincial Centris database of real estate brokers.<\/p>\n\n<p>As a result, 2,000 residential sales were recorded in 2019, representing the highest annual resale market activity in the Sherbrooke CMA since 2007 (+7%).<\/p>\n\n<p>Here are the highlights of 2019.<\/p>\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p><strong>Sales<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>The single-family segment posted an 8% increase in sales in 2019. It&#8217;s worth noting that the popularity of single-family homes was closely followed by that of two- to five-unit income properties, whose sales posted substantial gains (+11%). <\/li>\n\n\n\n<li>In contrast to 2018, activity in the condominium segment was much lower (+2%).<\/li>\n\n\n\n<li>The sectors that stood out the most in 2019 were <a href=\"https:\/\/com.apciq.ca\/sam\/pdf\/bar\/2019\/201904-bar-sherbrooke.pdf#page=8\">Fleurimont<\/a> (+16%), <a href=\"https:\/\/com.apciq.ca\/sam\/pdf\/bar\/2019\/201904-bar-sherbrooke.pdf#page=10\">Brompton-Rock Forest- Saint-\u00c9lie-Deauville<\/a> (+12%) and Les <a href=\"https:\/\/com.apciq.ca\/sam\/pdf\/bar\/2019\/201904-bar-sherbrooke.pdf#page=7\">Nations<\/a> (+9%).<\/li>\n<\/ul>\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p id=\"viewer-1okqv\"><strong>Price<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>In the CMA as a whole, the median price of single-family homes grew by 2% in 2019, reaching $215,000. This is a timid increase despite favorable market conditions for sellers in this segment. <\/li>\n\n\n\n<li><a href=\"https:\/\/com.apciq.ca\/sam\/pdf\/bar\/2019\/201904-bar-sherbrooke.pdf#page=11\">Magog<\/a> (+6%) and Les Nations (+11%) posted the highest median price increases for single-family homes in 2019.<\/li>\n\n\n\n<li>For condominiums, after a 4% increase in median price in 2018, the trend is still in search of a solution in 2019, with a 2% decline in prices. The situation is similar for plexes, whose median price had jumped 10% in 2018 and remained relatively stable at $232,500 in 2019 (+1%). <\/li>\n<\/ul>\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p id=\"viewer-a6r9m\"><strong>Current listings<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Across all categories, 1,312 properties were for sale through the Centris real estate broker system, a significant decrease of 15%. This is the fourth consecutive year of decline. <\/li>\n<\/ul>\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p id=\"viewer-70ace\"><strong>Sales deadlines<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Overall, sales times shortened slightly last year.
